Student accommodation project in Southampton

Nordic Homes was asked in February 2015 if they could meet the challenge to design, manufacture and ship Timber Framed Modules to the UK. Our high quality Timber Framed Modules designed for the 50 bed student accommodation project at Portswood Road were produced strategically so that Nordic Construction could install and complete all the associated works ready for the new students attending Southampton University.

To achieve this, we knew that we would need to rationalize every process in the factory. By using our experiences gained on previous schemes, we set about programming all tasks on the critical path. Our client company URBA LIFE UK, was fully engaged and was able to function in a collaborative manner. All members of the team sat down at the start of the design process and we reached the design freeze in just two weeks, leading to immediate production.

Adapting our factory layout allowed us to fully utilize our ten work stations and by working extended hours, the production team had the last module completed and ready for shipping by June 12th. Each module was fully finished including all M&E, fitted furniture and was fully decorated ready for the final connections to be made on site.

The site at Portswood Road has an enclosed courtyard so our assembly & installation team needed to construct a plan to ensure a safe and efficient delivery. Subsequently, the team devised a plan that allowed for all 65 modules to be installed in less than two weeks upon their delivery. The site in Southampton is very restricted and also has an irregular shape so our design team factored this into our production. The rear elevation corridors were constructed in closed panel timber framed SIP’s. A full width module would not have been practical in this area, the finished rooms were all installed and connected by the end of July, leaving just the building work to follow on.

Each module has high levels of insulation and excellent standards of air tightness resulting in low energy use and exemplary acoustic standards. This allows for ideal study conditions that every student should dream of.

The end demonstrates what can be achieved by collaborative working. The result is a stunning development that was completed 40% faster than traditional construction. The project was completed on time and inside the appropriate budget, allowing the client to maximize their revenue potential from day one.
